When letting a property goes horribly wrong and its the agent at fault

Working abroad is supposed to be a great experience. Leaving your UK home and potential inheritance for your daughter in the safe hands of a trusted agent for your future return, that was the plan for our very first client and accidental Landlord.

£8,560 of outstanding rent and zero communication from the agents later and the dream peace of mind scenario from thousands of miles away was evidently becoming a nightmare situation.

As we investigated the situation it transpired the tenants had been paying rent every month meaning it was in fact the agents who had been with holding from the Landlord even though they guaranteed the rent. On top of this the house had been suffered serious dilapidation, kitchen ceiling had serious water leak damage, no gas records of gas safety checks, front door lock broken, birds nests in the loft. The tenants and Landlord had thought it was each other to blame when Meklet realised it was the complete mismanagement of the agents causing the confusion.

Non the less the relevant section notices were served to both the agent and tenant and our action plan kicked into gear to make the house safe and habitable again and the now ex-agents no longer operated. The tenants stayed and the house was brought up to standard including fixing all leaks and a light refurbishment in the kitchen and dining area.
